A Bespoke Oak Timber Frame Outbuilding by Grain Property

At Grain Property, our approach to building is rooted in detail, craftsmanship and complete project oversight. For us, a home or annex is never just a structure, it’s a finely tuned blend of architectural integrity, elegant materials and intelligent function. This latest project exemplifies our design and build capabilities, delivering a fully bespoke, oak-framed annex from the ground up, nestled within a peaceful plot just outside of London.

Built entirely under our care from initial architectural design and groundwork through to finishing details like hand-lacquered timber windows this project is a seamless demonstration of what we do best: end-to-end project management for thoughtful, beautiful living spaces.

Ground-Up Project Management and Design

This 45-square-metre oak frame outbuilding may echo the footprint of a typical Taylor Wimpey home, but it is anything but typical. Designed as a fully independent living space, it includes built-in storage, a modern open space with plenty of height in the space, finished off with bespoke timber doors that invite in light and views.

  • We handled every stage of the build: securing structural drawings, working in tandem with a chartered architect and structural engineer, and managing groundwork, utilities, and all construction trades. This ground-up process allowed us to ensure everything—from soil type to sightlines—was considered at every phase.

    By integrating project management and design services under one roof, we ensure complete continuity and quality across every trade, supplier and finish.

An Oak Timber Frame Like No Other

At the heart of this annex is a hand-built oak timber frame, a structure both architectural and soulful, expressing warmth, character and longevity.

The oak itself is sustainably sourced from France, where centuries of forestry expertise produce some of the finest timber in Europe. From there, it is transported to our partner workshop in Kent, where each beam is precision-cut and handcrafted, ready to be assembled by our experienced site team.

Oak framing is a nod to tradition, but with a modern edge when paired with clean-lined glazing and refined internal finishes. The result? A structure that breathes, settles and ages beautifully, a home that grows more characterful with time.

French Doors and Timber Windows, Elegantly Crafted in Hertfordshire

A standout feature of this new build is the stunning array of Meranti hardwood windows and French doors, custom-made in our Hertfordshire workshop. Each frame was crafted by our skilled joiners, then hand-painted in a soft, muted tone chosen by the client to harmonise with the oak frame and landscape.

Meranti timber is both beautiful and robust, making it ideal for high-performance glazing. It offers excellent resistance to moisture and temperature changes while presenting a fine grain that finishes to a superior standard. Paired with ultra-clear, thermally efficient glass, these windows flood the annex with natural light and create a sense of openness and airiness.

Designed for Living: Multifunctional Spaces with Built-In Services

This outbuilding was envisioned as more than just a guest suite, it was built as a multi-functional space that could evolve with the client's needs over time. Home office, artist’s studio, guest retreat or even rental income space, every element was designed to be both adaptable and elegant.

Services were discreetly integrated into walls and cabinetry, allowing for modular furniture and hidden tech. Heating, ventilation, data cabling, and lighting controls were carefully coordinated through our in-house project team, ensuring no clash or compromise between performance and style.
